Fair Housing
Built with Equal Housing Opportunity safeguards to help everyseller, landlord, buyer, and renter on ListMyHomes.com™.
Our Commitment
ListMyHomes.com™ complies with the federal Fair Housing Act and supports equal housing opportunity. Listings, messages, filters, and platform content may not express any preference, limitation, or discrimination based on protected classes. The platform includes proactive language review and an admin compliance queue.
Federal Protected Classes
The federal Fair Housing Act prohibits discrimination on the basis of any of these characteristics:
- Race
- Color
- Religion
- Sex
- Disability
- Familial status
- National origin
State and Local Protections
Many states and local jurisdictions extend protections beyond the federal floor. The examples below appear in various states and localities; they vary by jurisdiction and may not all be protected under Tennessee law. Always confirm the rules that apply where your property is located.
- Marital status
- Age
- Source of income (including housing voucher status)
- Veteran or military status
- Immigration status
- Criminal history (where lawfully restricted)
This page is general information and is not legal advice. Consult a licensed attorney for guidance on your specific situation.
What Sellers and Landlords Cannot Do
- Refuse to sell or rent based on a protected class.
- Set different terms, conditions, or privileges based on a protected class.
- Advertise a preference, limitation, or discrimination.
- Steer buyers or renters toward or away from neighborhoods.
- Use discriminatory language in listing titles, descriptions, photos, captions, badges, house rules, showing instructions, or messages.
- Apply different screening criteria to different applicants.
Property-Focused Language
Describe the property, not the type of person who should live there.
| Avoid | Use Instead |
|---|---|
| Perfect for families | Three-bedroom home with a fenced backyard and nearby parks |
| Great for young professionals | Close to downtown, restaurants, public transit, and major employers |
| Quiet Christian neighborhood | Residential neighborhood with low traffic and nearby community amenities |
| Bachelor pad | One-bedroom unit with open floor plan and rooftop access |
| No Section 8 | Applicants must meet the published income, credit, and screening criteria, subject to applicable law |
| No service animals | Do not use this language. Assistance animals are not pets and may be required as a reasonable accommodation. |
Pets and Assistance Animals
Pets and assistance animals are not the same. Pets are companions; assistance animals provide a service or perform a task related to a person's disability. A no-pets policy does not apply to assistance animals. Assistance animals may be required as a reasonable accommodation under the Fair Housing Act.
