Flat-Fee Listings
One transparent price — a flat fee instead of a percentage listing commission, with no percentage of the sale. Keep more of your home's equity.
Traditional real estate brokerages charge a percentage-based sales commission on a home's final sale price — commission rates are negotiable and not set by law. As an illustration only, a 3% listing-side commission on a $400,000 home would be $12,000 deducted from the seller's proceeds at closing. ListMyHomes.com replaces that percentage-based model with a transparent flat fee per listing.
Listing tiers on ListMyHomes.com range from a $99 Standard tier up to a $299 Premium + MLS tier, and every tier runs a full six months. Each is a one-time payment per listing — ListMyHomes.com collects no percentage of the sale price and no charge at closing.
The Standard tier covers a complete published listing with direct buyer and renter inquiries. The Featured tier is our most complete direct-listing marketing package — up to 30 photos, video tours, featured placement with top priority, lead insights, and a downloadable flyer. The Premium + MLS tier adds entry on the local MLS through our licensed brokerage, where available, starting in East Tennessee.
Every flat-fee tier includes Fair Housing compliance review, mobile-first listing pages, search engine optimization for the property address, and inclusion in the national ListMyHomes.com search index. There are no hidden fees, no upsells, and no charge collected by ListMyHomes.com at sale closing.
Frequently Asked Questions
How we make money — and how we don't
ListMyHomes.com™ charges a flat listing fee, not a percentage listing commission. Here's exactly how it works.
Direct listings
Homes and rentals published on ListMyHomes.com™ are flat-fee. Sellers and landlords pay a one-time listing fee instead of a percentage listing commission, keeping more of their equity (other transaction costs may still apply); buyers and renters deal owner-direct.
Flat-fee MLS listings (where available)
You pay a one-time flat fee for entry on the MLS. ListMyHomes.com™ takes no commission or percentage of your sale.
Agent connections
When you ask us to find you a local agent, you pay ListMyHomes.com™ nothing. If a connection results in a transaction, ListMyHomes.com™ may receive a referral fee from the agent's brokerage — never from you.
Agent commissions
ListMyHomes.com™ does not set, discuss, negotiate, or determine any real estate agent's compensation. Broker commissions are not set by law and are fully negotiable between the parties who agree to them.
