- ListMyHomes.com™ is a flat-fee FSBO (For Sale By Owner) platform that lets you list your home for sale or rent directly to buyers and renters — no traditional listing agent required, a flat listing fee instead of a percentage listing commission, and no hidden fees.
- With FSBO, you handle the listing, photos, and negotiations yourself. You pay a flat listing fee instead of a percentage listing commission — a traditional listing agent has historically charged roughly 2.5–3% — and whether to offer buyer-broker compensation stays your choice (commissions are negotiable and not set by law). ListMyHomes.com™ provides the listing software, exposure, and direct inquiry tools so you don't have to start from scratch.
- No. Direct listings are flat-fee — you pay a one-time listing fee instead of a percentage listing commission, so you keep more of your equity (other transaction costs such as closing costs, taxes, or any separately negotiated compensation may still apply). Where flat-fee MLS listing is available, it is also a one-time flat charge with no percentage of your sale. If you ask us to connect you with a local agent, you pay us nothing; if a transaction results, ListMyHomes.com™ may receive a referral fee from the agent's brokerage — never from you. We do not set, discuss, or determine any agent's compensation; broker commissions are not set by law and are fully negotiable.
- Standard listings are a one-time $99 for a full 6-month term. Featured is $199 and Premium + MLS is $299 (launching first in East Tennessee), both also 6-month terms. Every price is a one-time flat fee — never a percentage listing commission — and you see the price up front before any payment.
- Most direct listings publish promptly after payment, account verification, and automated validation checks. Additional review may occur when required by platform policy or applicable law. You can edit your listing — photos, price, description, status — anytime from your dashboard.
- Inquiries come directly from the buyer or renter to your email and dashboard. We don't filter or anonymize them, and we don't sell your contact information to lead brokers. You decide who to respond to and when.
- Standard listings (sale or rental) allow up to 10 photos; Featured and Premium + MLS allow up to 30. You can reorder, replace, or remove photos anytime.
- Featured and Premium + MLS plans include 1 video tour (YouTube or Vimeo). Standard does not include a video tour, but you can upgrade anytime without losing your listing.
- Yes. Upgrade from your dashboard at any time. The new tier's photo limits, term length, and placement priority apply immediately.
- Listing purchases are final and non-refundable once payment is processed, except where required by law or expressly stated at checkout. See our Refund Policy for full terms.
- Yes. Rental listings have their own pricing tiers and a separate flow with rent, deposit, lease term, pet policy, and utilities included. Sale and rental listings live side by side in your dashboard.
- All listings must comply with the federal Fair Housing Act and applicable state laws. Listings are equal-opportunity by default, and we prohibit discriminatory language in listing descriptions and inquiries.
- Email support is included with every plan. Premium plans include priority support. Reach us via the contact page — we respond within one business day.
