This Privacy Policy explains how LMH Venture Group LLC d/b/a ListMyHomes.com™ ("ListMyHomes.com™," "we," "us," or "our"), a licensed Tennessee real estate firm, collects, uses, shares, retains, and protects information when you use the ListMyHomes.com™ website and services (the "Services"). By using the Services, you acknowledge that we collect, use, share, and retain information as described in this Policy.
Information we collect
We collect the information described below to operate the Services.
Account information. Your name, email address, phone number, mailing address, password (stored in hashed form), account role (such as seller, landlord, buyer, or renter), and account settings.
Listing information. Property address and details, pricing, availability, descriptions, disclosures, and other information you provide when you create or manage a listing.
Photos, media, and uploaded content. Images, video, documents, and other content you upload for your listing or account.
Buyer and renter inquiry information. Messages, contact details, and inquiry content you submit through the Services, which we route to the relevant owner or listing source.
Seller and landlord contact information. Contact details you provide so that interested buyers, renters, or partner agents can reach you or so we can connect an inquiry.
Payment information. When you purchase a listing option, our payment processor (Stripe) collects and processes your payment details. We do not store full payment-card numbers; we receive limited confirmation and billing data needed to manage your purchase. If you use the optional Rent Collection service, Stripe also collects the landlord's identity-verification and bank/payout details (for the landlord's own Stripe account) and the tenant's bank or card details; ListMyHomes.com™ receives only limited payment-status and account-status data, never full bank or card numbers.
Analytics and usage data. Device and browser information, IP address, pages viewed, referring pages, searches, and similar usage data, collected through analytics tools to understand and improve the Services.
Cookies and tracking technologies
We use cookies and similar technologies to operate the Services, remember preferences, and measure performance. Non-essential analytics cookies are set only after you accept them through our cookie banner, and you can change your choices at any time through our Cookie Preferences. Our analytics include Google Analytics and Google Signals (a Google Analytics advertising feature that provides aggregated cross-device and demographics reporting for signed-in Google users who have Ads Personalization enabled; we do not receive individually identifying information from it). You can opt out through your Google Ads Settings (adssettings.google.com), the Google Analytics opt-out browser add-on (tools.google.com/dlpage/gaoptout), or by declining analytics cookies in our banner.
AI assistant interactions
If you use our AI assistant, your questions and the resulting conversation are sent to our AI model provider and, if you use voice features, our voice provider, to generate a response, and may be retained by us to respond to you, maintain quality and security, and improve the assistant. These providers process your input only to return a response to us. Do not enter Social Security numbers, payment card numbers, bank information, account passwords, medical information, or other sensitive personal information into the AI assistant. How we use information
We use information to: create and manage your account; publish and manage listings; route inquiries between interested parties; process payments; provide, secure, and improve the Services; communicate with you about your account, listings, and service updates; provide optional introductions to licensed real estate professionals where available; comply with our legal and recordkeeping obligations as a licensed real estate firm; and detect and prevent fraud and abuse.
How we share information
We share information only as needed to operate the Services and as described here. We do not sell your personal information.
Between users. When you publish a listing, property details, photos, descriptions, pricing, approximate or exact location information, and contact or inquiry options may be publicly visible depending on your listing settings and package. Inquiries are shared between the inquiring party and the relevant owner, listing source, or connected professional so a conversation can take place.
MLS, IDX, and third-party distribution. If you purchase or qualify for a Flat Fee MLS Listing where available, your listing and required data may be submitted to a Multiple Listing Service and, subject to MLS rules and third-party policies, may be displayed on third-party real estate sites. Such distribution is potential, not guaranteed, and is controlled by MLS rules and those third parties. After listing information has been submitted to an MLS, IDX feed, third-party portal, search engine, archive, analytics provider, email system, or other third-party service, copies may continue to exist outside our direct control even after your listing is changed, removed, expired, or your account is closed. We will take reasonable steps within our control, but we cannot guarantee deletion from third-party systems we do not control.
Service providers. We share information with vendors that help us run the Services, under contracts that limit their use of it — including hosting and database (Supabase, Vercel), email delivery (Resend), analytics (Google Analytics), payment processing (Stripe), address autocomplete and mapping (Google Maps), the AI assistant and its optional voice features (which process your assistant questions to generate responses), text-message notifications where you opt in (our telephony provider), and secure records storage for signed disclosures and documents (Microsoft OneDrive/SharePoint via Microsoft Graph). We do not sell your personal information, and these providers may use it only to perform services for us.
Legal and safety. We may disclose information to comply with law, respond to lawful requests, enforce our Terms, or protect the rights, property, or safety of our users, the public, or ListMyHomes.com™.
Data retention
We keep personal information for as long as your account is active and as long as needed to provide the Services, and thereafter as required by our legal, tax, and recordkeeping obligations. When you request account deletion, your account is deactivated with a limited reactivation window; after that window the account is closed and login is disabled, and records are retained for the period we are required to keep them (see "Brokerage record retention") before being deleted.
Brokerage record retention
As a licensed Tennessee real estate firm, we are required to retain certain transaction and account records. Tennessee law (Tenn. Code Ann. § 62-13-312(b)(6) and Tenn. Comp. R. & Regs. 1260-02-.40) requires real estate records to be kept for at least three years; we retain records for four years for cushion. Records we may retain include account records, listing records, listing agreements or acknowledgements, agency/facilitator disclosures, MLS forms or property data submitted through the platform, payment confirmations, inquiry records, support communications, moderation records, and other records reasonably related to real estate services or legal compliance. This legally-required retention is an exception recognized by consumer privacy laws to a request to delete, so some records may be retained for this period even after you ask us to delete your account.
User choices and requests
You can review and update your profile and account settings, manage your two-factor authentication and communication preferences, adjust your cookie choices, and request account deletion, all within your account. To make a privacy request, contact us at support@listmyhomes.com.
Security practices
We use administrative, technical, and organizational safeguards designed to protect your information, including encryption in transit, hashed passwords, access controls, and offered two-factor authentication. No internet-based system can guarantee absolute security, so we cannot promise that information will always be secure, and you also play a role in protecting your account.
Children's privacy
The Services are intended for adults (18 and older) and are not directed to children. We do not knowingly collect personal information from anyone under 18. If you believe a minor has provided us personal information, contact us at support@listmyhomes.com and we will delete it.
State privacy rights
Depending on your state of residence, you may have rights to access, correct, delete, or receive a portable copy of your personal information, and to opt out of certain uses. We honor these rights as applicable law requires, subject to the legal-obligation retention described above. To exercise a right, contact us at support@listmyhomes.com; we will verify your request and respond within the time your state's law requires, and we will not discriminate against you for exercising a privacy right.
Updates to this Privacy Policy
We may update this Policy from time to time. When we make material changes, we will update the "Last updated" date above. Your continued use of the Services after changes take effect means you acknowledge the updated practices described in the revised Policy.
